HomeBuyer’s valuation and survey report
HomeBuyer’s valuation and survey report is an investigation carried out when buying a property. This is a much more deep and thorough procedure than in case of mortgage valuation, but nevertheless, this is a fairly economical way to find out about the real estate condition and value.
Our surveyor will inspect all available areas of the building and provide a report on the following:
• An opinion on the general condition of the real estate, current market value and sale prospects;
• Identification of any issues that require attention and/or may affect the value of real estate at the moment or in the future;
• A list of issues with probable/possible legal implications that must be referred to your solicitor/agent;

Survey of a residential property
A building survey (previously a structural survey) is the most detailed and affordable way to inspect property.
The main difference between a HomeBuyer’s report and a residential property survey is that property’s construction and condition is subjected to more careful inspection in the course of the residential building survey.
A property survey provides more detailed information on:
• Any serious construction problems;
• General condition of accessible internal and external parts of the building;
• Roof structure;
• Any potential problems such as timber infestation or damp that might require specialist involvement;
• Boundaries, grounds and outbuildings;
• Consequences of problems identified during the inspection.
The report also includes the overall impression of services like water supply and sanitation (testing not included). A property survey can be carried out in accordance with your specific needs including major conversion or renovation.
